When I meet with commercial building owners and facility managers, I often hear the same concern: “Our roof is getting older, but we’re not ready for a full replacement. What are our options?”
It’s a fair question. Roofing decisions don’t always come down to doing nothing or investing in a complete replacement. There are often options in between. The key is understanding the actual condition of the roof and choosing the right solution at the right time.
One option is a roof coating. Roof coatings can be an effective way to extend the life of certain commercial roofing systems. But after more than five decades in the roofing industry, I’ve learned that coatings are sometimes oversold as a universal solution. They aren’t.

UV exposure is a significant contributor to roof aging. Over time, sunlight can break down roofing materials and accelerate deterioration. A properly applied coating provides an additional protective layer that can slow weathering and potentially add years to the roof’s useful life.
